  • Sheraton Lakes is a residential community nestled in off County Road 220 in Middleburg, Florida. We are conveniently located near shopping, medical services and the First Coast Expressway. 
  • The Sheraton Lakes Homeowners Association (SLHA) has been in existence since 1997. The Association is incorporated as a Florida Corporation Not-for-Profit. Development of the community concluded in approximately 1998 with 85 lots and developer control transitioned to the Association's Members.
  • The Association's purpose is to:  1) Provide for the maintenance and preservation of the entrance area, ponds and other common areas; 2) Provide for the architectural control of the real property and to enforce the covenants and restrictions set forth for the community; 3) Promote the health, safety and welfare of the owners and residents within Sheraton Lakes.
Effective March 1, 2023, our Community Management Company is Byer Properties, Inc. and our Community Manager is Phillip Wickham. Byers Properties is a full service community association management company that will be providing the following services:
  • Controlling and disbursing funds for the expenses of the community,
  • Preparing budgets and other financial documents/reports,
  • Assisting in the noticing or conduct of association meetings,
  • Coordinating maintenance for the residential community and other day-to-day services involved with the operation of the association.
  • Support to the Association Committees
  • Oversight of maintenance contracts for common areas, landscaping and irrigation, and retention ponds
  • Coordinate maintenance of street lights and associated signs
  • Collection of Association fees and assessments
  • Negotiation of contracts for services
  • Conducting property inspections
  • Initiating repair and maintenance of Association property 
  • Investigating complaints and answering homeowner questions as they relate to the operation of the Community Association

Owners are encouraged to register for the Owner's Portal. This portal will allow you to check your account balance, submit architectural requests and more.  The portal is accessible through the new "Payment / Portal" tab in the menu on the left.  If you need any assistance registering for the portal, please reach out to Byers Properties.

All invoices not paid by Feb. 1st automatically will have a 5% late fee added.  Finance charges at the rate 15% per annum accrue against any outstanding balance.

2024 HOA dues will be $193.

Pursuant to the recorded Covenants, the Board voted to approve the 2024 annual assessment on October 19, 2023, after reviewing the budget with members at the Annual Meeting held on the same date. It is anticipated that 10% annual increases will continue through at least 2026 when our annual dues will sufficiently cover our community expenses. Listed below are the typical community expenses:


  1)  Bi-monthly lawn service for the common areas around both ponds and along west side of entrance. Line trim along all 4 lakes access points and ponds edges. Pick up trash around the pond.
  2)  Management of the ponds , including water testing, weed control, chemical control, fish stocking as necessary
       for algae control and trash removal from the pond;

  3)  HOA Signage at entrance on CR 220 and common areas;
  4)  Electric for signage lights at CR 220
;
  5)  Annual liability insurance for the Association and its officers;
  6)  Annual accountant fees for federal taxes and audits;
  7)  Attorney fees when services are required to collect outstanding assessments, enforcement of covenants or respond to a lawsuit served on the association as a defendant in a member's mortgagee's foreclosure;

  8)  Community Management Company Fee.
